⭐ Opener — everyone on this list HAS listings, so lead hereHi, it's Christa Votaw with CLEAR Home Loans. I'm calling agents about a program for self-employed buyers. Quick question: do you have any listings right now that you wish were moving faster?

Then, after they answer — and then STOP TALKINGHere's why I called. A lot of self-employed buyers write off so much that their tax returns don't show what they really make, so they hear no. I work with a program through Arrive Home, the Earned Equity Program, that looks at 3 months of bank statements instead of tax returns. Do you think a buyer like that could help on that listing?

Say this every timeOne thing I tell everyone up front: it isn't a regular mortgage. A tribal government agency buys the home. The buyer moves in under a homeownership agreement and can buy it outright later by assuming the loan, refinancing or paying off the buyout price, once they qualify. It costs more than a regular FHA loan, so if a buyer's tax returns work, I put them in a regular loan instead.

If they're warm — the closeCan I send you a one-page flyer you can share with buyer agents? And if a buyer comes up, introduce me, with the buyer's OK, and I'll tell them whether a regular loan or this program fits.

Fallback — if their listings are all movingDo you have any buyers who are self-employed or paid in cash, or who were told their tax returns don't show enough income? Who comes to mind? Have them reach out to me, or introduce us with their OK.

VoicemailHi [name], it's Christa Votaw with CLEAR Home Loans. I work with a program for self-employed buyers that looks at bank statements instead of tax returns. If you've got a listing that's sitting, or a buyer whose tax returns are in the way, I'd like to send you a one-page flyer. I'm at [your phone]. Again, [your phone].

"So my buyer doesn't own the house?"Not at closing. The program's tribal government agency owns it, and your buyer has a homeownership agreement. They live there, and when they buy it out they keep 100% of the appreciation. They can buy it out by assuming the loan or refinancing once they qualify, with no prepayment penalty and no deadline. If they stop making payments, they can lose the home, so I go through every document with the buyer before they sign.

"Isn't that just rent-to-own?"It's closer to that than to a regular mortgage, and I say so. The differences: there's no equity share, every payment lowers the buyout price, though more slowly than a regular loan pays down, and the buyer keeps the appreciation when they buy it out. Your buyer sees all the terms in writing before they sign.

"What does it cost?"More than a regular FHA loan. There's a monthly program fee and program fees at closing. I show the buyer the numbers next to a regular loan, and if the regular loan works, that's what I recommend.

"Does my buyer need a down payment?"Yes, the buyer brings the down payment and closing costs. The seller can contribute up to 6% toward the buyer's costs, which is usually how the gap closes.

"Can they use down payment assistance with it?"No, it's one or the other. Down payment assistance needs income that shows on tax returns. This program takes bank statements, but the buyer brings the down payment. I'll tell your buyer which one fits.

"Is this a bad-credit loan?"No. It's for buyers whose credit or income doesn't fit the usual boxes: no credit score yet, or income that's real but doesn't show on tax returns.

"What does my seller have to do?"Sign a short assignment addendum that assigns the contract to the program's tribal government agency, allow at least a 35-day close, and close with an approved title company. If the home is older or the appraisal notes condition issues, expect an inspection and repairs on things like the roof, foundation, electrical, HVAC or leaks.

"Will it slow down my closing?"Plan on 35 days at the least; 45 is comfortable. The buyer gets their pre-approval before they shop, so it isn't a surprise at the offer.

"Who is the government agency? Is this legit?"It's Tule River Homebuyer Earned Equity Agency, a tribal government agency. Arrive Home runs the program and underwrites the buyer, and the closing goes through a title company on their approved list.

"New construction? A condo?"New construction, yes, and the program encourages it. A condo or any home with an HOA, check with me first: the HOA has to allow it.

Keep out of calls, texts and emails to agents: down payment percentages or amounts, rates, "no money down", "free", "bad credit", "denied" and "approved". Never say the buyer owns the home at closing. Talk to the buyer, not about the buyer: get the buyer's OK, take their credit and income from them directly, and give the yes or no to the buyer, not the agent.
Calling rules: dial by hand and leave every voicemail yourself. Call 8 a.m. to 8 p.m. their time, never Sundays or holidays, no more than 3 tries in 24 hours. Check a personal cell against the Do Not Call list first unless the agent has worked with you or asked you to call. If anyone asks not to be called, stop and log it. Text an agent only if they've said it's OK, and don't text agents in Texas until compliance confirms CLEAR's Texas telemarketing registration.

If an agent asks who you areI'm Christa Votaw, NMLS #1111313. CLEAR Home Loans is a Division of Aspire Home Loans, LLC, NMLS #1955132, an Equal Housing Lender.

How this list is built (100 agents · listings pulled Oct 19)
  1. Active listings from RentCast, pulled Oct 19, 2026 (28-mile radius around Charleston).
  2. Your footprint: Summerville, Mount Pleasant, West Ashley, James Island, Johns Island, Kiawah, Seabrook, Hanahan, Goose Creek.
  3. Homes EEP can finance: single family, townhouse, condo, manufactured, priced $150K–$807K, on the market 45+ days, with the agent's phone on file.
  4. One row per listing agent. Ranked on their best listing (60–180 days on market, $200K–$500K, new construction score higher; condos lower because the HOA has to allow it) plus 12 points for every other aging listing they hold.
  5. iBuyer and flat-fee brokerages are left off. Production builders are their own group (a different pitch).
  6. Top 100 kept. Every call outcome and note saves to the agent's contact in your GoHighLevel (tag eep-call-oct26).

Same steps every run: node ../clear-45day-buydown/sweep.js → node build-list.js → node render.js → node render-site.js → deploy (refresh.sh does all of it). Your call outcomes are saved by phone number, so they stay with each agent when the list is rebuilt.
